APPRAISAL INSPECTION REQUIREMENTS

THIS IS A LIST OF THE MOST COMMON (NOT ALL) NEEDS ON THE CURRENT FHA/VA INSPECTION ITEMS REQUIRED.

Our typical shot list includes exterior front and back (including any special features.) All the main interior rooms, including bathrooms. Closets, garages, and additional storage spaces are optional, depending on their condition! Having your home ready to go when we arrive will help us to spend most of, if not all of, our time shooting rather than arranging. Also, it will maximize the effectiveness of your photos in the eyes of a potential buyer!

All utilities must be on and this includes gas/propane to fireplaces please note that water must be on at the street in order for the hot water to be tested.
Gas/propane fireplaces must have the logs installed and pilot on and ready to go.
Water heater must be turned on and running several hours before the inpsection for the water to be able to heat sufficiently.
Must be connected to sewer if connection available and feasible (I.E. Less than 30/0 cost of the subject)
There must be a permanent source of heat hardwired or piped sufficient to keep plumbing above 56 degrees.
All appliances (including built in microwaves, stove hood w/fan, etc) must be inspected and be in working order. This also includes gas fireplaces. Any mechanical device conveyed in the purchase must be in working order.
All cabinet doors and drawers must be attached and in working order.
Windows must be in working order (no broken glass) and not painted shut.
If bars on the windows, must have a quick release for egress.
Exterior handrails for stairs, 3 feet and higher.
Roof must be in good condition. No loose shingles, sagging, etc.
Appraiser must have interior access available for any attic and crawlspace. Cannot be locked, screwed or painted shut.
Appraiser must have interior access to any outbuilding, barn, shed, etc. If padlocked, must have a key in lockbox.
If new construction, lawn must be at least seeded an door/cabinet hardware and all lighting fixtures mus
Garage doors must be operational. If there is an electric garage door opener attached, it must work regardless of whether it is used or not. If not able to use electric/automatic garage door opener, it must be removed or replaced. If automatic, must have motion sensors that will stop the garage door from closing if something is in its line of sight. If electric garage door opener is removed, it must be able to open and close manually.
If there is a wall switch for an appliance or a "Special" way to turn an appliance/light on, please inform your appraiser.
Breakers must be on for any appliances, lights, water heaters, etc.
