You can learn everything online. From learning how to play the guitar to creating your own furniture. Information is more accessible now compared to years ago. But when it comes to buying your house, can you actually learn everything from the internet?

People think that they can find a house on the internet, contact a seller, and close the deal. But there is much more to it than that.

You need to visit the house, check the neighborhood, and set an appointment with the seller, contractors, inspectors, and other people involved when the purchase. The buyer thinks that they can save money if they don’t hire a real estate agent.  But buying a house without a Real Estate agent is more difficult than you think.

Here are several reasons why you need an agent

Real Estate agents are required by law to disclose everything about the house that you are looking to buy. Agents have a fiduciary duty to their clients. That simply means that agents are obligated to do what is best for their clients.

If your Credit score is below the required minimum to avail of a mortgage loan, a good real estate agent will be able to help you with a mortgage lender that could approve your loan. You need an inspector to check what is wrong with the house and what needs to be repaired if you decide to buy it. In some cases, your agent can negotiate with the seller to pay for the repair before selling the house. In some cases, the buyer would have to shoulder the cost of the repair. This entirely depends on the negotiation. But it is important to have an expert inspector to check the house.

If repair is needed, you would need a good contractor. Your agent should have a list of trusted contractors that he has worked with in the past. This will help you save money and ensure that you’re getting quality work for your money.
